SHAH ALAM, Aug 13 — Sixty per cent of the development at Selangor Cyber Valley in Cyberjaya has been set aside for affordable housing, said Menteri Besar Dato’ Seri Amirudin Shari.
While winding up the debate on the Second Selangor Plan (RS-2), he said the 67.5ha site is being brought up by the Selangor State Development Corporation (PKNS) with a mixed-use concept to optimise the value of the strategically located land near the Kuala Lumpur International Airport (KLIA) and industrial area.
“Of the overall area, 60 per cent of the development is specifically allocated for affordable housing, exceeding the 40 per cent requirement set by the Selangor Housing and Property Board (LPHS),” he said at the Selangor State Legislative Assembly sitting here today.
He added that Cyber Valley would include a public golf course to increase the area’s appeal to local and international tourists while boosting sports and tourism activities in Sepang.
Amirudin said the development is aimed at ensuring PKNS balances its social responsibilities with financial sustainability, with PKNS’ overall assets standing at RM15.66 billion with equity of RM6.86 billion.
He said PKNS’ debt-to-equity ratio has lowered from 0.48 in 2021 to 0.41 in 2025.
“This financial capacity has allowed PKNS to actively pursue property development, energy industry (projects) and urban rejuvenation, including SA Sentral and the Pulau Indah Power Plant, as well as the Selgate hospital network,” he explained.
He added that PKNS is strategically positioned to lead the development of Port Klang Terminal III on Pulau Carey.
He stressed that the agency’s role extends beyond building affordable homes to developing residential, industrial, and commercial areas as well as stimulating social and economic activities in Selangor.
He also said Cyber Valley is part of PKNS’ broader efforts to unlock the site’s value while ensuring development continues to benefit the people.
Amirudin, who is also Sungai Tua assemblyman, said the public golf course and mixed-use development are intended to strengthen the area’s tourism and economic potential without compromising PKNS’ financial sustainability.
