SHAH ALAM, Jan 22 — The Petaling Jaya City Council (MBPJ) will be holding two additional briefing sessions on the proposed amendments to the Petaling Jaya Local Plan (RTPJ) 2035 (Replacement) this weekend.
The local authority said the first briefing session was held at its headquarters on Friday (January 16).
The next session will take place at 11am onwards on Saturday (January 24) along Jalan Cempaka SD 12/1, Bandar Sri Damansara, while another session will be held on Sunday (January 25) at Padang Desa Mentari, involving Blocks 4, 5, and 6.
The current draft of RTPJ 2035 (Replacement) prioritises transit-oriented development (TOD) and transit-adjacent development (TAD).
The Star reported that MBPJ Development Planning Department director Lee Lih Shyan said the TOD concept aims to reduce reliance on private vehicles through high-density development around transit stations.
“The TAD concept refers to buildings or areas located near public transport hubs,” he said.
Among the priorities outlined in the draft plan were adhering to the low-carbon city concept, exploring new economic sectors, creating international tourism zones, and setting the directions for sewerage management.
Lee added that it also covers development planning for the Kelana Jaya area, establishing a special care economy zone, redeveloping older areas, and implementing smart city initiatives.
“When the draft plan is presented, do not merely submit objections to the local authority. Provide constructive suggestions so that we can formulate strategic solutions,” he said.
Lee noted that Petaling Jaya is divided into five main urban hubs: Petaling Jaya South, Kelana Jaya, Kota Damansara, Bandar Utama, and Damansara Utama.
“When we plan a city, we must take into account the impact on all areas. We need to view development holistically and consider demographic factors in the implementation of urban planning,” he said.
The draft plan also includes the development of affordable housing for middle- and low-income groups.
Meanwhile, Rukun Tetangga Section 6 chairman Rajesh Mansukhlal said the draft RTPJ 2035 (Replacement) places greater emphasis on older areas in Petaling Jaya, describing it as comprehensive.
However, the plan does not place sufficient emphasis on road infrastructure, except for the proposed construction of an underground route linking Jalan Penchala to the Petaling Jaya South (PJS) area.
“I do not see any planning for the Jalan Sultan and Jalan Penchala roundabout despite development taking place in the area. As such, I urge the authorities to resolve traffic congestion issues before approving higher plot ratios.
“In neighbourhoods like mine, congestion during peak hours is so severe that residents feel as though they are trapped inside their own homes,” he said.
