SHAH ALAM, April 11 — Smart Sewa Scheme repayments in Selangor are still exemplary as 99.9 per cent of rent due is collected, reflecting renters’ high level of discipline, said Selangor Housing and Property Sdn Bhd (PHSSB) property and assessment manager Rahimah Yusof.

She said this achievement has been consistent for five years.

“Data up to March 31, 2026, showed the rent collection rate from 2020 to 2024 remained stable at 99.8 to 99.9 per cent, while 2025 also had a high repayment rate of 99.4 per cent with minimal outstanding amounts,” she told Media Selangor.

Rahimah added that the strong performance has been achievable despite economic challenges including the COVID-19 pandemic.

“In the same period, moratoriums in 2020 and 2021 following a COVID-19 stimulus package did not affect the overall rent collection performance, which remained high,” she said, adding that this proves the effectiveness of the policy in ensuring consistent repayment rates among renters.

Under the scheme, renters have the chance to receive up to 30 per cent in returns from the net rental amount when the rental period ends, which encourages high discipline throughout the contract period. 

“This can help them build indirect savings that can be used as a deposit or to buy a home.

“Through this scheme, participants ‘exchange’ part of their rent into capital to own a home,” she explained.

She also said the excellent performance cements the Smart Sewa Scheme’s role as the state’s inclusive housing initiative, not only by providing affordable rentals, but by helping Selangoreans boost their financial stability and plan for long-term homeownership.

“This encouraging performance shows that participants understand the concept and goal of the Smart Sewa Scheme, and remain disciplined in paying their rent,” Rahimah added.

The Smart Sewa Scheme is among the state government’s strategic initiatives to strengthen its affordable housing agenda for Selangoreans.

Under this scheme, renters are given a contract of between two and five years with a return rate of 30 per cent on rent paid after the contract period is over.
